What is in place before you sign
Licensed in California
From the opening call to the final signature, your agent holds a California real estate license.
One point of contact
A house, a block of farm ground and a commercial lot all run through the same person.
A written checklist
Every contingency, disclosure and deposit date is logged the day escrow opens.
Calls returned
Miss us on the first ring and the call comes back promptly, with an answer if there is one.
Listings that get seen
Photography, online exposure and outreach to other agents on every property we list.
Eight Real Estate Services Under One McFarland Agent
Most owners do not fit in one box. A family sells the house in town, buys ten acres outside it and leases the old shop to a tenant. That used to mean three different agents. Here it means one. Pick the service closest to your plans.
Residential Real Estate
Houses, condos and townhomes. Listing or buying, you get a dated checklist from day one, so you always know which step is next and what it costs.
Commercial Real Estate
Retail, office, warehouse and mixed-use property. Leases, income and permitted use get reviewed first, then price, so the number matches what the building can actually do.
Agricultural Real Estate (Farm & Ranch)
Orchards, vineyards, open ground and ranch parcels. Water source, well records, zoning and access are checked early, because each one moves the value of the land.
Leasing & Rentals
Owners get help setting rent and screening applicants for a house or commercial space. Tenants get help finding space and reading every clause before they commit.
Buyer Representation
An agent who answers only to you. Tours, offer terms, inspection requests and escrow, all organized around the property you actually want.
Seller Representation (Listing)
Pricing from recent sales, prep advice worth the money, strong photos and steady outreach. Then offers screened and negotiated toward the best net to you.
1031 Exchange Transactions
Relinquished and replacement property coordinated against the 45-day identification window and the 180-day close. Each step is coordinated with the intermediary holding your funds and the advisor handling your taxes.
Investment & Development Properties
Rentals, small multi-family and development sites. Rents, expenses and upside are laid out in a simple sheet before any money goes into escrow.
Five Steps, Each One Written Down
First call
Buying, selling, leasing or exchanging. We cover the property, your timeline and the figure you need to hit. By the end, the next task and its owner are named.
The plan
Sellers get a pricing sheet built from recent sales. Buyers line up a lender pre-approval and a search list. Exchange clients get a calendar with both federal deadlines marked.
Market or search
Listings launch with photos, prep done and outreach to other agents. Buyers tour a short list of properties that fit, in a sensible order, with notes on each.
Offer and negotiation
Every offer is reviewed term by term: price, deposit, contingencies, credits and dates. Counters are measured against the goals you set in step one.
Escrow to keys
The inspection, appraisal, loan and disclosure items each get a due date. You get a status update as each one clears, then the walk-through, signing and keys.
Why Clients Hand Us the Whole Deal
A licensed real estate agent who treats every transaction like a project with a checklist. Three habits make that work.
The phone gets answered
Calls are picked up or returned promptly, and you never chase us for news. During escrow you hear from us at each milestone, whether or not anything went wrong.
Nothing slips in escrow
Contingency deadlines, disclosures, deposit dates and signatures all sit on one tracked list. You get a heads-up before each item comes due, not a scramble after it passes.
Listings marketed in full
Professional photography, staging advice, broad online exposure and direct calls to buyer agents. Every listing gets the whole package, whether it is a starter home or a working ranch.
McFarland and the Highway 99 Towns Around It
McFarland sits on Highway 99 in northern Kern County, with Delano a few miles north and Bakersfield to the south. Town streets give way quickly to almond orchards, vineyards and citrus, so one drive can pass a starter home, a packing shed and a hundred acres of trees. We cover all of it, in McFarland and in the towns on both sides of the Kern and Tulare County line, from Wasco and Shafter to Delano, Richgrove, Earlimart and Pixley.
In town or out on acreage
Twenty acres with a well needs different homework than a house on a town street. Each gets its own due diligence list.
Sales that match the property
Pricing pulls from sales of truly similar property nearby, not a countywide average that blends very different markets together.

Common Questions From McFarland Buyers and Sellers
Direct answers to what people ask before they hire an agent.
Which repairs or updates are worth doing before I list?
Fix what a buyer or inspector will flag: leaks, broken fixtures, safety items and anything that could stall a loan. Then put money into cheap, visible work like paint, cleaning, yard care and lighting. Big remodels rarely pay for themselves before a sale, so we walk the home with you and rank each item by cost and likely return.
How do you arrive at a list price?
The starting point is recent sales of the homes most like yours, each adjusted for size, condition, lot and features. Homes for sale or in escrow right now show the competition you face. You get the whole sheet, so you can see exactly how the number was reached.
What does an agent charge, and is it the buyer or the seller who pays?
Commission is the usual pay structure: a percentage of the price, collected when escrow closes. Sellers usually pay their own agent and may offer something toward the buyer's agent, and buyers sign a written agreement setting out their own agent's compensation. Every figure is in writing before you commit to anything.
What should a business owner watch for in a commercial lease?
A commercial lease sets rent, length, renewal options and who pays for taxes, insurance and maintenance. Those cost-sharing terms often matter as much as the base rent, along with escalation clauses, improvement allowances and permitted use. We read each clause with you and negotiate the ones that affect your bottom line.
What happens if the appraisal comes in below the price?
The lender will base the loan on the lower figure, so the gap has to be handled. Common fixes are renegotiating the price, the buyer covering part of the difference, splitting it, or challenging the appraisal with better comparable sales. If an appraisal contingency is in place, the buyer may also be able to cancel within its deadline.
Can I negotiate the commission?
Yes. No law sets the rate, and the figure is set in a written agreement you sign with your agent. We go over the rate, what it covers and any buyer-agent compensation at the start, so the closing statement holds no surprises.
Is it smarter to sell before buying my next place, or the reverse?
The answer turns on your savings, your loan options and your tolerance for risk. Selling first frees up your equity and makes your offer stronger, but you may need short-term housing. Buying first avoids a double move but can mean two payments or a contingent offer, so we compare both paths with your lender's numbers before you decide.
How Real Estate Agent McFarland Runs a Deal
Every file gets the same treatment: a goal sheet, a pricing sheet and a deadline list. It does not matter whether the property is a three-bedroom house, an almond block or a strip of storefronts. You know who is handling each task, when it is due and what happens if it slips.
